Steps I will take to Sell Your Home:

Step 1. Preparing to Sell
|
|
|
Take a minute to read our Current Market Conditions, specific to the Sunshine Coast Real Estate Market.

I will act as your guide, as we determine:

- Are we in a Seller's Market, Buyer's Market or a Balanced Market?
- To which buyers will your home have the greatest appeal?
- What preparations are needed to sell for top dollar?
- Your Selling Strategy - Should you Buy first or Sell first?
- A realistic Asking Price (the single most important step)

- Perform a detailed evaluation & analysis of your home
- Prepare a Comparative Market Analysis or CMA
- Details current listings your home will compete with & what comparable homes have recently sold for

Step 2. List and Market Your Home
|
|
The task at hand is to get your house sold. In most cases, this means we want maximum exposure! We want every Realtor to be aware of your home, as quickly as possible. This is how homes are sold!
|
|
To accomplish this, we list your home on the Multiple Listing Service or MLS. This gets the details of your home onto the Internet and onto every Realtor's radar screen, as they search for homes for their buyers.
|
Step by Step Marketing Plan: (Tailored to your property)

- Street Sign to gather drive-by neighbourhood awareness
- Newspaper Advertising (Local and/or Vancouver)
- Sunnycrest Mall Window Ad
- Featured on this Web site to reach world-wide audiences
- Present your home on our Sutton Group West Coast Realty New Listings Tour

- Arrange for co-operating brokers in your area to Tour your Home
- Organise & advertise Open House, if desired
- Facilitate easy showing of your home with controlled access Lock Boxes
- Advertise & promote to other Realtors
- Regular communication with you re showings, feedback, & promotions

Step 3. Showing your Home
|
|
Just as I provide you guidance as to the home preparations required to get top dollar, at the listing stage, I will also offer guidance in terms of what preparations are required, for any showing of your home.
|
|
As I receive requests for showings, I will book a time with you, report back the outcome of that showing, as well as keep a log of all showings. We will meet regularly to review our progress and adapt our plan.
|
|
Step 4. Receiving Offers
|
|
As interested parties become engaged, I will be advised of all incoming offers. I manage this process for you, ensuring that all offers are properly written and executed. I maintain the absolute latest in communication technology to ensure that I am readily available, at all times. Neither Buyers, Realtors nor You will have a problem reaching Laurence.

We will meet to review every offer. I will offer you guidance, as to the quality of the offer & the impact of any associated terms and conditions. Together, we will decide how to respond to each offer, until we have an offer, acceptable to you.

Step 5. Completing the Sale
|
|
In most cases, buyers will attach conditions to their offers, leaving them time to arrange for financing, building inspection etc. Although the Realtor representing the Buyer will most often take the lead in clearing the conditions of his Buyer's offer, I will manage this process, ensuring that offers are not lost due to any lack of follow through.
|
|
My intent, throughout this process, is to provide you the information you need to feel comfortable with the task at hand. You will make all the BIG decisions & I will do the leg work. I will work, at all times, in your best interest, towards the attainment of your goals.

|
Step 6. Follow Through
|
|
You might think that, at this point, my job is complete. In my experience, however, it is not. I am always working towards the attainment of your goals. Having now sold your home, you may be looking for a replacement. If you are planning to remain on the Coast, we would already have been looking at properties and would need to continue down that path. If your plans are taking you off Coast, I maintain a network of Realtors that I could gladly refer you to, at the appropriate time.

Based on the Service I have provided, and assuming you are remaining on the Coast, I will ask your permission to consider me … your "Personal Realtor". The person you call for advice and assistance. I will offer you my Newsletter Service, to keep you abreast of market trends and Real Estate issues that may serve you. I will stay in touch for as long as you live on the Coast, so I can provide the same service to your friends and family in the future.
